Hey Westoplexians,

This week is a special edition thanks to a request of one of our subscribers, Bethany Towers Hay. If you drive Chisholm Trail Parkway more than once a week, you've probably noticed it's basically one long construction zone at this point - and this week gave me a reason to actually track what's going into all that cleared dirt. A slider chain and a long-awaited Target are finally coming to McPherson. A second growth pole is rising up near Oakmont with its own grocery rumor and a car dealership unlike anything else in Texas. And 15 miles south, Crowley just landed a Texas institution and a Texas first in the same year. Feels like the whole southwest corridor decided to grow up at once - from both ends.

Here's what caught my eye this week.

This one's been rumored since 2023. Target quietly filed plans for a 149,000-square-foot store at the corner of McPherson and Chisholm Trail Parkway back in 2024, and after years of "coming soon," state filings now show the project's completion date as August 22, 2026 - which, depending on when this edition lands in inboxes, may already have happened or be just about to. This would be Fort Worth's first Target in this entire fast-growing corner of the city - the nearest existing ones are up at I-20/Chisholm Trail and down in Burleson.

Years of permits, drainage studies, and forum speculation, and now it's just... almost here.

White Castle just filed plans for a new restaurant at 6013 Retail Way, right at Chisholm Trail Parkway and McPherson - inside the Shops at Chisholm Trail Ranch. We're talking double drive-thru lanes, a canopy, patio seating, the whole setup, at a price tag of $2.1 million.

Here's the part that surprised me: this isn't even Texas's first White Castle. That title goes to a location breaking ground in The Colony this fall. Fort Worth is getting the second one - and construction here doesn't start until early 2027, with an opening targeted for sometime mid-year. A 105-year-old slider chain, and Texas is only now getting its first two locations, six months apart, one of them ours.

The company says it'll hire 60 people. And the new spot will be dropping into a neighborhood that already includes Crumbl Cookies, Raising Cane's, Dutch Bros and Chick-fil-A - so if you needed more evidence that this stretch of McPherson has become a full-blown dining destination, there it is.

Mid-2027 feels far off. But so did the parkway itself, once.

While White Castle was filing paperwork, H-E-B was filing its own - an urban forestry permit for "site grading for future development" on a tract at 5501 Crescent Hill Lane, also off McPherson, also near the parkway. Translation: they're prepping the ground. For what, exactly, nobody's saying yet - an H-E-B spokesperson told the Fort Worth Report the company has no information to share.

Quiet but real: BJ's Wholesale Club - a Costco/Sam's Club competitor that had never had a single Texas location - opened its first-ever Texas store this spring at 7241 Harris Parkway, right off Chisholm Trail Parkway at Altamesa. The gas station opened April 29 with a $2-a-gallon member promo, and the full 109,000-square-foot store followed shortly after. It's part of a four-store initial Texas rollout - Fort Worth, Forney, Waxahachie, Grand Prairie - and Fort Worth got picked first.

Here's the part most people driving McPherson probably haven't clocked: there's a whole separate growth story unfolding on the other end of Chisholm Trail Parkway, up near Oakmont Boulevard and Overton Ridge, close to Clearfork.

Cassco - the same developer behind Clearfork - has annexed roughly 145 acres at 6600 Oakmont Boulevard for a mixed-use retail hub, anchored by what the filing only describes as "a convenient grocery store at a major intersection." Nobody's confirmed the tenant. But at the November 2024 zoning meeting, the project's engineer said he couldn't reveal the grocer's name yet - and the Zoning Commission chair asked him, point-blank, on the record, whether the company was "known for its tortillas." Subtle. Maybe that's a coincidence. Maybe H-E-B just really likes this corridor - this would be the second rumored H-E-B tied to Chisholm Trail Parkway right now, after the McPherson site. The city's projecting significant economic impact from the project once it's built out.

The headline tenant, though, is Autobahn Fort Worth - the 45-year-old luxury dealership that sells BMW, Porsche, Volvo, VW, Mini, Land Rover and, as of a recent acquisition, Cadillac. They broke ground last year on a 75-acre campus here, and it is not just a bigger dealership lot. The plans include two Porsche racing simulators, a BMW café with an indoor golf bay, a Volvo dog park, retro arcade games in the VW showroom, and two restaurants. Leadership says it'll employ 550 to 600 people once it opens, targeted for spring 2027. A new "spine road" will connect Oakmont Boulevard and Overton Ridge Boulevard to tie the whole thing into the surrounding neighborhoods.

Worth knowing: Autobahn didn't land here by accident. The dealership was originally supposed to anchor a Clearfork phase-two expansion, then Cassco tried to move it to a site in Benbrook, and the Benbrook City Council rejected the zoning. Third time's the charm, apparently.

Fred's has been slinging burgers and Coldass Beer out of Fort Worth since 1978. Two locations, Camp Bowie and Western Center, both squarely inside city limits. Then this February, after an ice storm pushed the ribbon-cutting back a week, Fred's opened its third location - and its first ever outside Fort Worth - at 101 N. Magnolia Street in Crowley.

That's a genuinely big deal for a restaurant this old. Owner Quincy Wallace put it simply: he wanted to move south, but stay close enough that the original team could still keep an eye on things. Crowley won. The new spot is a 6,200-square-foot space with room for 220 people inside and a 60-seat covered patio on the way, built inside a historic downtown building with the old bar preserved.

"Crowley's got a real small-town community feel to it," Wallace said - which, if you've spent any time in downtown Crowley lately, tracks.

Forty-eight years without leaving Fort Worth. Then Crowley. Maybe that says as much about where this area's headed as any permit filing does.

Perkins American Food Co. has been serving pancakes and homestyle classics since 1958 - and has never once opened a restaurant in Texas. Until now. The company is bringing its first-ever Texas location to Crowley, targeting a fall opening (exact address still TBD). It's being brought in by a local husband-and-wife team who already run several DFW 7-Elevens and are branching into restaurants for the first time.

Downtown Crowley's not stopping there, either. Sundance Square favorite Paco's Mexican is behind a new concept, El Chato Tacos y Tequila - a sports-bar-style spot with 50 kinds of tequila - slated to open in downtown Crowley by the end of the year, following a first location in Mansfield.

A 68-year-old pancake chain and a 50-tequila taco bar, both picking Crowley as the place to plant a flag. That's two very different kinds of "first" landing in the same small downtown within months of each other.

None of this is a coincidence. Along Brewer Boulevard, just south of Chisholm Trail Ranch, a $92 million residential project called Primrose Hybrid South is adding more than 529,000 square feet of new housing - multifamily buildings, single-family homes, duplexes, and an amenity center with a pool and courtyard. It's being built by JPI, one of the most active multifamily developers in North Texas, with thousands of units currently in the pipeline region-wide.

That's on top of the Primrose Crossing neighborhood next door, where nearly 9 in 10 homes were built after 1999 and the vacancy rate sits at essentially zero.

Put plainly: people keep moving here, so the grocery stores, burger chains, and now car dealerships keep following. White Castle, H-E-B, and Autobahn aren't guessing. They're reading the rooftops.

Texas clay soil doesn't play nice with a dry summer - when the ground around your foundation dries out and shrinks, that's when you start seeing cracks. A soaker hose running 15-20 minutes a few times a week around the perimeter (not right up against the slab) helps keep soil moisture consistent through August's heat. It's a lot cheaper than a foundation repair bill, and easier than most home maintenance you'll do all year.

Fun fact for the week: Between 1867 and 1884, more than 5 million cattle and 1 million wild mustangs were driven north along the Chisholm Trail - the largest human-driven animal migration in history.
