Hey Westoplexians,
This week felt like watching a corner lot get built out in real time. Sundance Square got new leadership. The zoning commission cleared the way for more duplexes. Far west Fort Worth keeps adding rooftops. And two grocery-anchored corners - one off Chisholm Trail, one out in Weatherford - both had news worth chasing down. Somewhere in there, the Stockyards also held armadillo races, so maybe not everything this week was about permits and paperwork.

🤠 Downtown Gets a New Boss
Sundance Square has a new CEO, and it's a name a lot of you will recognize. Ed Kraus - yes, the former Fort Worth police chief - is stepping in to lead the district as Sasha Bass steps down. JLL, an outside commercial real estate firm, is also coming on to handle leasing.
That's two changes at once for a district that basically functions as downtown's living room. Kraus knows this city from the inside out, but running a police department and running a 35-block entertainment district aren't exactly the same job. Should be an interesting year to be watching Main Street.

🏘️ More Duplexes Are Coming, Officially
The Fort Worth Zoning Commission signed off on a batch of residential and commercial requests this week, including a conditional use permit tied to duplex construction the city is framing as an affordable housing play.
This is one of those votes that won't make the evening news but will absolutely show up in your neighborhood eventually. More duplex-friendly zoning means more density, which means more starter-level inventory for buyers who've been priced out of the single-family market. Whether that's good news or a headache probably depends on which side of the fence your lot is on.

🏗️ Far West Fort Worth Keeps Sprouting Rooftops
Hundreds more homes are headed to the Morningstar development in far west Fort Worth. If you've driven out that way recently, this won't shock you - it's been one of the fastest-filling corridors in the whole Westoplex for a couple years now.
More rooftops eventually means more of everything else - grocery stores, restaurants, school rezoning conversations. That's the pattern every time.

🦔 Armadillos Raced. It Was Glorious.
The Stockyards celebrated National Day of the American Cowboy this week, and somewhere between the boots and the hats, actual armadillos raced each other. I did not have "armadillo races" on my Westoplex bingo card, but here we are.
Sometimes the news is zoning commissions. Sometimes it's armadillos. This is that kind of town.

🥬 Sprouts Opens Tomorrow in Weatherford - And the Real Story Isn't the Groceries
Sprouts Farmers Market cuts the ribbon at 7 a.m. tomorrow at I-20 and Center Point, bringing 93 jobs and a $5 Wednesday sushi special to Parker County. But the story worth knowing is what it took to get there: an eight-month city negotiation and a deal where the developer rebates Weatherford 70% of the site's annual sales tax in exchange for a $20 million capital commitment.
That corner already has Costco pulling crowds from before 1 a.m. on opening day. Add Sprouts, Whataburger, Jason's Deli, Starbucks, and a couple more tenants still under construction, and you've got a full case study in what "retail follows rooftops" looks like in real time.
