Hey Westoplexians,

It's been a big week in Fort Worth — and not in a "check your news app and stress" kind of way. More like a "our city is genuinely leveling up and I'm here for it" kind of way.

Here's what caught my eye this week.

🌳 Fort Worth's parks just jumped 14 spots in national rankings

According to the Trust for Public Land (reported by the Fort Worth Star-Telegram), Fort Worth's park system climbed to 58th in the country and 6th in Texas — a 14-spot jump in a single year. Arlington came in at 45th nationally. The whole Westoplex is trending up.

Why does this matter beyond bragging rights? Parks are one of the top factors families consider when choosing a neighborhood. Better parks attract more families, which strengthens communities and — yes — home values. It's all connected. Fort Worth is investing in the right things.

⚽ Downtown Fort Worth is about to become a soccer destination

Sundance Square is kicking off a full "Summer of Soccer" ahead of the FIFA World Cup, per CultureMap Fort Worth. Two months of programming, rooftop murals commissioned by the Bass family, hand-painted soccer balls installed around the square — the works. Transportation Secretary Sean Duffy even stopped by the Stockyards this week with his family, per the Star-Telegram.

If you've got out-of-town guests this summer, you now have a plan. Fort Worth is having a moment.

🛒 People literally camped overnight for the new H-E-B in Mid-Cities

Only in Texas. When a new H-E-B opened in the Mid-Cities area this week, people showed up with lawn chairs before the doors opened. One camper explained it to Fort Worth Report simply: "Texas businesses are just different."

No notes. But here's the real takeaway: when H-E-B picks a location, it means the population is growing, the demographics are strong, and the community is worth investing in. That's exactly what the Westoplex looks like right now.

💰 A tax trap homeowners need to know about before they sell

This one is less fun but important. According to NAR, the federal capital gains tax exclusion for home sellers — $250,000 for single filers, $500,000 for married couples — hasn't been updated since 1997. Home values have gone way up since then, which means more sellers are getting hit with capital gains taxes they were never supposed to owe.

If you've been in your home for a while and you're thinking about selling, please talk to your CPA and your real estate agent before you list. There are strategies that can help — but only if you plan ahead.

That's the week in Fort Worth. As always, if you have questions about the market, want a free home value estimate, or just want to know what's happening in your neighborhood — I'm one reply away.

See you next week,
